Townhome/Condo Buyers
Although these types of dwellings generally require less maintenance than detached, single-family homes, there are things to look out for, especially when it comes to shared systems and structural elements.
What Am I responsible For?
The key to buying a townhouse/condominium is to verify
what the unit will cost you each month as well as
whether or not the association has provided enough
for future repairs or maintenance needs of the complex.
If the association has not adequately maintained the units or does not have large enough funds for repairs and replacements, you and your neighbors could face expensive assessments down the road.
What Are Common Elements?
Common elements are the elements of the unit or property
that are shared and therefore, maintained by the condo
association. It's important to now exactly what is their
responsibility and what is yours.
Most exterior elements are considered common such as roofs, sidings, driveways and walkways. However, if your roof leaks and causes consequential damage, your association may only be responsible for making the roof repair. Check your association guidelines for specifics.
Do I need an inspection if I'm buying a townhome or
condominium?
Yes. Your HouseMaster inspector will report on the
elements that you will be responsible for such as
heating and cooling systems, the plumbing and electrical
systems as well as walls, ceilings, floors and structure.
