Guide 22: Common Electrical Concerns

This material was developed to assist home buyers in understanding the many components and concerns found in the inspection of residential electrical systems. This information does not replace the need for a thorough building electrical inspection report. The common conditions noted in this Guide are often identified if evident during an inspection and should be documented in your building electrical inspection report. It is not uncommon for a professional home inspector to identify a potential issue or concern in their inspection report and then suggest the home buyer contact a licensed electrician for a comprehensive electrical report. This report should confirm or eliminate whether or not a concern exists. If the report confirms a problem, the electrician can provide detailed information on how to correct the deficiency as well as provide estimates for the work. Consumers should always use a licensed contractor and obtain several estimates.
